Cadbury Schweppes have agreed a five year lease on the 9,432 sq.ft (876 sq m) second floor paying £27.00 psf (£290.62 per sq m) at the building which is located at 46 Clarendon Road, Watford, Herts. Fin lower Ltd, an import and wholesale company of soft furnishings, has also taken a 5-year lease on the 2,386 sq.ft. (222 sq m) ground floor suite of the building Centinal was the only building providing new, prestige office space in town when it was launched in the spring 2000.

The third and fourth floors are let to Polo Jeans, part of the Ralph Lauren Group. UK accountancy firm Baker Tilly recently took a 15-year lease for the second floor. In addition to the office, the development provides 136 car parking spaces. Comments Simon Crowe, agency and development surveyor at CB Hillier Parker: Centinal is now fully let and has seen rents increase from the first letting of £23.25 per sq.ft in June, 2000 to the present rent levels.

Deutsche UK Industrial Property Fund, advised by Lamont, the Cheshire based independent property consultants, have purchased a 14.8 ha (36.5 acre) site at Lower Milehouse Lane, Newcastle-under-Lyme for & 7.6m from TRW and entered into a management agreement with Chester based Barlows PLC who will manage the project. The social issues included in conveyancing services are the purchaser, the dealer, and any home credit holder.

The former Leoni site, which is located adjacent to the successful Lymedal Park, was purchased as a standing investment and consists of 51,096 sq m (550,000 sq ft) of industrial and office accommodation together with vacant land for new build. Commenting on the investment Charles Shepherd of Barlows PLC said: The site will be proactively managed and refurbished/redeveloped to provide cost effective second hand accommodation together with new purpose built units of up to 27,870 sq m (300, OOO sq ft) Joint letting agents on the development will be Lamont and Colliers CRE.
